James Snow Business Park – A New Standard for Logistics

Phase 2 of James Snow Business Park in Milton, Ontario, has been developed by Oxford Properties with Norrplan responsible for design and development. The project continues the Nordic architectural approach from Phase 1, emphasizing simplicity, functionality, natural materials, and integration with the surroundings. At the same time, an identity twist is introduced in the office buildings, creating a distinctive and dynamic expression within the established design language.

Phase 2 expands the total building area to approximately 306,500 m² and follows a functional master plan with short internal transport distances, flexible lease options, and clear separation between heavy traffic, employee access, and green spaces. The buildings utilize prefabricated concrete bases, insulated metal panels, and glass, while the office architecture is highlighted by sections of oak slats, varied window compositions, and subtle architectural details. Vertical window panels maximize natural light and support well-being and a healthy work environment.

Sustainability is integrated as a key element. Solar panels on roofs and façades provide significant energy, low-emission concrete and innovative energy solutions reduce the carbon footprint, and the landscape follows a “nature-first” approach with restored wetlands, streams, biodiversity, and green areas combined with functional logistics zones.

Phase 2 demonstrates how Nordic architectural principles can be scaled up while introducing a clear identity twist in the office buildings. The result is a flexible, sustainable, and visually distinctive business park that meets the Greater Toronto Area’s growing demand for modern logistics and industrial facilities and establishes a strong profile for Milton.
