North American Three-Storey Warehouse

Development of Optimized storage capacity with future-proof design.

Norrplan’s work with multi-storey warehouses in urban contexts draws inspiration from Toronto’s distinctive urban tradition, where dramatic shifts in scale are embraced as a natural part of the city’s identity. Here, small, dense residential neighborhoods sit side by side with towering skyscrapers, placing high demands on architectural adaptation and human scale—even when dealing with large logistics volumes.

The logistic facility in Caledonia is a groundbreaking example of how multi-storey warehousing can be integrated into this context. With a total floor area of 127,500 m² spread across several levels, the building serves as a strategic hub for future storage and distribution while actively engaging with the surrounding city. The project demonstrates how industrial functionality can be combined with architectural quality and urban awareness.

In line with Toronto’s urban scale transitions, the building’s design has been refined with a focus on human experience. Office and staff functions are positioned in the corner sections of the building volumes, oriented toward the surroundings to achieve optimal visual connection with the surrounding traffic. This arrangement brings life to the façades, breaks down the overall mass of the building, and establishes a more open and accessible relationship between the warehouse and the city.

The client placed strong emphasis on the Nordic approach when commissioning the project, which is clearly reflected in the architecture. Here, a rational and functional structure is combined with a high level of aesthetic ambition, where daylight, material choices, and clear, precise lines create a calm, timeless, and human-scaled work environment—even within the framework of a large-scale logistics building.

The facility in Caledonia thus stands as a strong example of how the design of a multi-storey warehouse can evolve as a natural part of the metropolitan fabric.
